People of all walks regularly parade down the well-beaten tourist track that is “Quinta Avenida,” an actual south-of-the-border Fifth Avenue in Playa del Carmen, Mexico.

"I like to call this the Hamptons of Mexico, because a lot of the Mexicans do have second homes here," said Matthew Schilowitz, the owner of the Acanto Hotel. "For the most part, right now it's really become a big tourist destination for people from around the world."

Matthew Schilowitz of Long Island thrives on the hubbub of the pedestrian promenade. He recently opened a boutique condo-hotel around the corner.

Acanto is a remake of a property he’s owned for years, with all the touches you might expect from a seasoned Hamptons developer.

With 21 units, Acanto has one, two and three-bedroom suites, some with kitchens.

Just a short block from the ocean, it’s moments away from a busy beach lined with cheap massages, outdoor bars and restaurants so tightly packed they all but overshadow “Playa’s” fishing village roots.

Located 40 miles south of Cancun, Playa del Carmen is located on the Riviera Maya, which has a reputation as a safe zone on the Yucatan Peninsula.

At check in, guests staying at Acanto receive discount coupons for the beach clubs, nearby gym and restaurants.

Couples staying for four nights in a luxury suite receive airport transfers, a day tour to Mayan ruins, and a private rooftop dinner for $1,050.

A family of four with kids under 12 staying five nights in a two-bedroom suite receive airport transfers, discounts to the Xcaret Eco Park and other extras for $1,275.

Both D’Elia’s deals include VIP beach access and are good through December 21, 2012.
